 Panoramic Beach & Sea View is an apartment on the 4th floor of the well known building block known as Amanzi. There are three lifts which give easy access for older and disabled persons to the apartment. It has sea views of 180 degrees from the windows of the lounge and bedrooms. It is on the beach front with easy access to the beachfront and within stroll from the main beach. It is also within walking distance from Amanzimtoti shopping centre, and various restaurants (including the Spur). Galleria shopping Mall is within 5 minutes drive from the apartment.

The apartment is clean comfortable and beautiful. It is perfect for a family or a group of friends, looking for a comfortable getaway close to a variety of activities. It can accommodate up to six guests and comprises two bedrooms, two bathrooms, an open-plan kitchen, lounge and dining area. The first bedroom is equipped with a queen size bed, and the second bedroom contains a double bed and a double bunker.

Facilities in the kitchen include a stove, refrigerator with fridge compartment, a microwave, a kettle and all cutleries needed to cook and braai. There are ample built-in cupboards to store crockery and cutlery. There is eating corner close to the kitchen equipped with three chairs with backrests and three without.

The lounge area consists of comfortable leather coaches for six persons and a flat screen TV with an OVHD decoder. The apartment is connected to a communal dish and quests are welcome to bring their own DSTV decoder and to connect it to the network.

There is a secure undercover parking for one vehicle. It is however possible to rent additional open parking from the body corporate.

There are safe and secure braai facilities available on the ground floor including tables and chairs to sit while enjoying the braai.

There is a communal swimming pool where quests can cool off after a hot day from the beach.
Guests have the convenience of using the laundry amenities on the roof of the building, which has washing machines and tumble-dryers.

    In case such cancellation is made less than 60 days but more than 30 days prior arrival date according to the reservation or booking, 60 % of the deposit will be refunded.

Whenever the booking or reservation was made less than 60 days prior date of arrival, the full amount as quoted plus the administration fee is payable within 24 hours from accepting this quotation. A non refundable administration fee of R400.00 is payable with every reservation or booking. A refundable deposit of R1000.00 depending on the circumstances of every booking, is payable in cash to the agent on reception of the keys of the apartment to secure for any damage to the apartment and its contents due to the fault of the tenant. The deposit is refundable within 14 days after the apartment is vacated, on condition that the apartment and its contents are left in the same condition as they were on the day occupation was taken.

Agent means the person appointed by the owner of the apartment to hand over and to collect the keys of the department and further responsible for the inventory of the apartment. Responsible person means the person who made a reservation or booking and responsible for all payments regarding the booking or reservation. Day means a calendar day and includes Sundays and public holidays 2 QUOTATION This is a quotation only and has no binding effect, unless accepted and confirmed by the responsible person by e-mail or fax. 3 ACCEPTANCE OF QUOTATION AND PAYMENT OF DEPOSIT This quotation must be accepted by way of e-mail, sms, fax or by calling. After particulars of bank account has been provided payment of the required deposit must be made within 24 hours. The balance of the quoted amount is payable at least 60 days prior date of arrival. Whenever the booking or reservation was made less than 60 days prior date of arrival, the full amount as quoted plus the administration fee is payable within 24 hours from accepting this quotation. 4 REFUNDING OF DEPOSIT IN CASE OF CANCELATION A booking may be cancelled not less than 60 days prior arrival date according to the reservation or booking. The deposit is refundable within 14 days after the apartment is vacated, on condition that the apartment and its contents are left in the same condition as they were on the day occupation was taken. The responsible person will be held accountable for any lost or damage to the apartment or its contents which, without the waiving of any rights of the owner to claim damages from the responsible person, may be deducted from the mentioned refundable deposit. 7 KEYS OF THE APARTMENT Arrangements must be made with the agent holding the keys of the apartment, for the handing over thereof at least 2 days prior date of arrival. The keys will be provided during office hours only and in case of a special request for handing over of keys after hours, a fee of R80.00 will be charged by the agent. At departure the keys must be locked inside the apartment. 8 INVENTARY Residents must on the day of arrival as per the reservation or booking, check the inventory with the contents of the apartment. Any damage or missing contents must immediately be reported to the agent or the owner. Failure to make such a report will result in the resident be held liable for the lost or damage which, without waiving any rights from the owner of the apartment to claim damages from the resident, may be deducted from the deposit paid as per paragraph 6 above. After departure the inventory will be checked by the agent to determine whether there are any damages or losses. 9 TIME OF ARIVAL AND DEPARTURE Occupation may be taken from 14:00 on the day of the first night booked. Departure will be before 10:00 am. 10 RULES Residents must acquaint themselves and comply with the rules of the body corporate of the building, which are framed at the entrance door of the apartment. The non compliance may result in request to vacate the premises with immediate effect without any refund of any amount paid by the resident with the exception of deposit paid as per paragraph 4 supra but according to the conditions mentioned in the paragraph. 11 USE OF TELEVISION The television must never be switched off. Due to the humid conditions the television will be damaged if switched off. A cardboard is provided to put it in front of the television to dim the images if it is to the annoyance of residents. There is an OVHD decoder but no DSTV. Residents however are more than welcome to bring their own DSTV decoder and to connect it to the television. The common dish for the building is DSTV decoder friendly. 12 PARKING There a basement parking for one vehicle only. Additional open parking may be rented from the body corporate. The contact number in this regard is 031 903 2366. 13 WASHING OF DISHES AND CUTLERY Dishes must be washed and clean when residents vacate the apartment on day of departure. If this is not complied with an additional R150.00 be will be charged. This will be deducted from the deposit paid as mentioned in paragraph 6. 14 DISCLAIMER The owner of the apartment, its servants, agents or employees, shall have no liability whatsoever for any loss of, or damage to, any property of any person, nor for any personal injury or death of any person whatsoever, howsoever any loss, damage or injury or death shall arise, including that arising from any negligence, gross negligence, act or omission of the owner of the apartment, or its servants, agents, employees or any other person duly authorized to act for and on behalf of the owner of the apartment. 15 Smoking The establishment is a non smoking area and no smoking is allowed. In case of tobacco odours detected in the establishment it will be treated and the cost thereof will be deducted from the breakage deposit as per paragraph 6 above. 16 ACCEPTING TERMS AND CONDITIONS By accepting this quotation the responsible person and all residents to occupy the apartment, accept all the above-mentioned terms and conditions.
