March school holidays  and September school holidays – R9500 minimum nights apply *

December holidays up to  from  R1300 min booking 7 nights
20/12/2018 – 5/01/2019 Christmas and New year week. Minimum booking 7 nights(– R1750 (full apartment with 4 adults and 1 children)
 

50% booking deposit is required on booking - balance due 1 month prior to check-in or in instalments to suit you.

Owners - CONDUCT RULES/TERMS AND CONDITIONS

Check in: After 14h00 - Check out Flat must be vacated by 9h30 on date of departure.
Cancellations -: Should a client cancel their booked holiday we have the right to retain the following:

Booking confirmed – 50% of stay No booking refund Cancellation 60 Days prior - 75%of balance, within 30 Days - 100%

Conduct Rules

There is one main rule which emphasizes and overrides all the points below and that is CONSIDERATION for all other owners and occupiers nearby. Body corporate rules must be adhered to (a copy has been sent and is on the door of the flat

RISK:

  • Any owner, tenant, guest, servant or workman enters the premises entirely at their own risk and we will not be liable for any damages or claims, irrespective of how such damage or loss occurs. Please be very vigilant opportunist thieves love holiday makers please be careful with your valuable items.

VISITORS:

  • Up to 4 visitors are allowed during the day but are not allowed after 7pm unless by prior arrangement.
  • If guests sleep overnight, arrangement has to be made with the owners.
  • If you wish to bring additional people at the last moment they will be charged for up to the maximum 5 (this must be arranged with Owner).

Additional Charges:

R200 per adult, R100 per child

NOISE:

All noise is to be kept at a reasonable level, so as not to disturb neighbors.

  • No sound systems, car hooters may be used in any way that may cause a disturbance. It is further requested in CONSIDERATION of others, that no noise is allowed after 22h00.
  • NO letting off of fireworks are permitted on the property at any time whatsoever.

BEACH GATE  

  • All occupiers are expected to ensure the gate is closed after using. This is for everyone’s safety.

INVENTORY: Flat inventory list is on the back of the front door with this document. Please notify Johann/Owner if anything is missing or it will be assumed to be there.

REFUSE DISPOSAL:

  • For the sake of hygiene, all internal bins must be emptied daily.
  • The occupier must dispose of litter in bins provided on left side of main gate.

PEST CONTROL:

  • We do our utmost to keep the property free of vermin and insects. Our contract is that the property is fumigated 4 times a year. We cannot on all occasions stop flying insects from entering the property.

CHILDREN:

  • Children must be supervised so as not to cause an injury, disturbance, or damage.

MOTOR VEHICLES OR BUSINESS ACTIVITIES:

•    No motor repairs are permitted the property.

  • No business professions or trade may be conducted anywhere on the property, except those which are specifically allowed by the local authority and shall not cause any inconvenience to other residents. 

ABUSE OF THESE TERMS – YOU WILL BE ASKED TO LEAVE AND FORFIT YOUR BOOKING.

Terms Of Payment
50% booking deposit payment on booking.

The balance 30 days prior to arrival.
Cancellation Policy
Should a client cancel before the booked holiday commences we has the right to retain the following cancellation fees:

Admin fees of R10% of booking
More than 60 Days prior to booked holiday - 50% of total price
Less than 30 Days - 100% of total price
We reserve the right to change fees at any time
Arrival & Departure Times
Arrival time starts at 14:00
Departure time is By 9:00
These can be changed but only by prior arrangements.
Rules/Conditions
Admin, cleaning & linen fee: R750.00
Refundable Damage Deposit: R2000.00
Booking with credit card 4% charge.

No animals/pets of any description may be kept in the section or on the common property without the consent of the owner.

MOTOR VEHICLES:
No vehicles/trailers are permitted to stand on the common property without the permission of the Trustees.

No motor repairs are permitted on exclusive use or common property.

REFUSE DISPOSAL:
For the sake of hygiene, all bins in the sections must be kept dry.
On the designated day, refuse must be removed in garbage bags.

LITTERING:
No owner or occupier may allow to be deposited on the common property any rubbish, cigarette butts, food scraps or any other litter.

LAUNDRY:
An owner or occupier may not hang washing or any other items, which may be visible to the general public or other residents.

NOISE:
No sound systems, power tools or car hooters may be used in any way that may cause a disturbance to other residents.

It is further requested in CONSIDERATION of others, that no noise is allowed after 22h00.
NO letting off of fireworks are permitted on the property at any time whatsoever for which there is a fine.

ANY CAUSE TO AFFECT INSURANCE:
The occupier may not store any material or allow any dangerous act anywhere on the property that may increase the rate of the premium payable by the Body corporate on any insurance.

PEST CONTROL:
We do our utmost to keep the property free of any pests by quarterly Pest treatments. We ask you to please keep the property clean and not encourage pests.Units - No more that 6 people in a 2 bed roomed unit.

CHILDREN:
Children must be supervised so as not to cause a disturbance, or damage the common property or that of other residents.

BUSINESS ACTIVITIES:
No business professions or trade may be conducted anywhere on the property, except those which are specifically allowed by the local authority and shall not cause any inconvenience to other residents.
