SSUNDOWNER! comprises a 2 storey home close to
the beach which can be relied on to give you a thoroughly enjoyable holiday at a
very affordable price in one of the Cape's most prized destinations.
The home has lovely elevated Llandudno bay and mountain views and is only 2 to 3
minutes walk to the world famous Llandudno beaches.
Upstairs accommodation comprises the main bedroom (twin
beds) with en suite shower and toilet, small second bedroom with 1 single bed, a
second bathroom with bath and toilet, and full open plan kitchen, dining room,
lounge, sunroom and study.
The lounge leads out on to a large wooden deck which goes almost to the roadside
boundary of the property. The deck is equipped with dining table seating 6, Bali
wicker chairs, coffee table, chaise lounges and Weber barbecue. Needless to say
there are stunning bay and mountain views across Llandundo from this deck. Ideal
for al fresco dining and general relaxing while soaking up the magnificent
views. Enjoy!
The sunroom is enclosed in floor to ceiling glass windows so views of Llandudno
bay are also visible from the lounge, sunroom, and dining room areas as well as
being reflected in a large wall mirror. There is a small study off the sunroom
with a second drinks only fridge.
There is an integrated and comfortable lounge/dining area with sea views and
with easy flow to the kitchen.
The full kitchen includes dishwasher, tumble dryer, washing machine, microwave,
oven, fridge and deep-freeze.
The entertainment system comprises satellite TV (DSTV) (over 100 channels) and
MNET, DVD player, hi-fi system and roving infrared headphones. In addition a
Personal Video Recorder is installed through which you can record up to 80 hours
of satellite TV programs at the same time as watching your favourite shows. The
TV is the latest flat screen Samsung LED with the DSTV picture further boosted
by a powerful amplifier to High Definition TV. TV sound is played in stereo
through 3 speakers.
The home is a wi-fi hotspot and a high speed ADSL internet connection is
available.
Access to the ground floor and pool, garden and parking is by outside steps.
The ground floor level has 2 double bedrooms, bathroom
(shower), a kitchenette, small lounge, and enclosed patio. It has been
tastefully and comfortably furnished.
One of the double bedrooms has a sleeper couch (for 1) as well.
The kitchenette is tastefully laid out with small fridge, counter top 2 plate
oven, microwave and built-in dishwasher.
There are partial scenic sea and mountain views from the patio and pool areas.
This level is equipped with TV (DSTV) (over 100 chanels), DVD player, sound
system (includes CD payer and radio) and both Weber and conventional braaing
facilities.
Garden & Pool:
There is a small established garden with mountain pool and waterfall which is
surrounded by flowering hibiscus and bouganvilla trees. The pool and plants are
illuminated at night with coloured lights. Barbecue kit.
Security:
The home has excellent security. Every window and door on both levels has an
associated trelligate or trellidoor and further there is an internal trelligate
between the sunroom and lounge. The driveway access to the home is enclosed by
very high slatted wood and a secure lockable gate. The ground level has a fitted
digital safe. The property subscribes to the ADT patrol service in Llandudno and
if necessary guests can be escorted back to the property at any time.
Parking:
There is on site parking for 3 car... 2 in tandem on the main driveway and
further there is a parking bay cut into the property off the road.
Beach:
The property is ideally situated in easy walking distance to the beach (+300m).
This is a great feature of the property and makes for easy enjoyment of the very
special place that is Llandudno.
