|Arrival & Departure Times|
|1.Please use provided wooden boards with centre hole between the gas braai plate and granite top on the patio. Do not place hot pots or pans on the granite. It will crack due to its length!|
2.Please use air-conditioners only when needed and switched on only when bedroom doors are closed. (Only 2 bedrooms have air-conditioners.)
3.This is a strictly non-smoking unit. Should you need a smoking unit, please advise and I will attempt to find you a smoking unit. Smoking in the unit will be penalised against the deposit.
4.Season rates are charged per night and vary accordingly.
5.Arrival time: From 14h00. Departure time: No later than 08h00 unless otherwise arranged per email. Earlier arrivals or later departures can only be arranged a maximum of 2 days in advance.
6.Tenants will be held responsible for any damages to the property, appliances, shortages due to theft, breakages, etc. Please keep all doors and windows closed when you are not in the unit. Also, occasionally monkeys may try to get into the unit and cause damage.
7.No pets are allowed
8.No students/matriculants are allowed.
9.Over-crowding is not allowed. The maximum number of persons (children included) must not exceed 6 and couches may not be used as beds.
10.Any misbehaviour or disturbance will lead to immediate eviction.
11.Prior to departure, please ensure that the unit is locked and the key placed into the key safe on the patio. Please ensure that the:
a.air-conditioners and geyser are switched off and
b.unit is left in the same condition as it was on arrival,
c.the keys are left in the key safe at the front door – it is not to be left with security guards or maids. The code for this safe will be provided to you shortly before arrival.
12.Faulty appliances and TV’s will be attended to a.s.a.p. but no refunds or discounts will be made in this regard.
13.Bedding is provided and changed weekly. No towels are provided. Towels may be arranged at R40/towel per week upon prior request and confirmation per email.
14.No refuse bags will be collected – please place them in the rubbish bins on the northern side of the basement parking.
15.The unit may be serviced daily (floors, bathroom, kitchen, no dishes) except on public holidays and Sundays at a cost of R140 per service.
16.This form, which will be transmitted electronically, is unsigned but will on transmission by the client constitute an irrevocable offer to rent. Upon return of transmission by the owner it will constitute a binding legal contract.
17.I reserve the right to cancel this reservation at any time without notice, should it become apparent that the unit is being occupied by other persons than that specified in the booking form. In such a case the deposit will be retained without prejudice to a claim for damages for loss of rental for the unexpired term of the tenancy, and all tenants will be obliged to vacate the premises.
18.Should there be more occupants than the agreed-upon number of occupants, it will be considered a breach of the contract and the tenants may be evicted and/or penalised against the deposit.
19.It is the right of the owner to charge an extra fee for more than 4 adult occupants (18 years and older).
20.Indemnity: It is specifically understood that the owner is hereby indemnified against any claims for damages arising from the use of the property including all its appliances, it being specifically understood that the same being used at the sole risk of the tenant.
