5 Bedroom Ocean House in Tinley Manor (Ballito area)

Location, Location, Location – a beautiful ocean house in the quiet village of Tinley Manor (15 min north of Ballito). Property is located right on the beachfront, less than 50 meters from the crashing waves on the rocks in front of the house and close to the main Tinley Manor sand beach and tidal pool.

Maximum occupancy of 10 adults.

The main house has 3 upstairs bedrooms, with direct access to a large upstairs balcony.

• Main Bedroom with a King Size Bed and an en-suite bedroom
• 2nd Bedroom with a King Size Bed - sharing the 2nd bathroom
• 3rd Bedroom with a King Size Bed - sharing the 2nd bathroom

This house have sliding doors that can be opened for the lovely sea breeze.

Downstairs area has a TV Room, Lounge, Dining Room and Kitchen. Glass doors leading onto a covered patio in front of a sparkling pool overlooking the ocean below.

Flatlet adjoining the house has an upstairs bachelor apartment with a Queen Bed, Lounge, Kitchenette, Shower/Bath, Toilet, & Basin.

Downstairs has a smaller apartment with, Queen Bed, Kitchenette, Shower, Toilet, and Basin.

Double Garage downstairs accessible directly from the road and additional parking available.

There is no load shedding in the area. There is solar power for power outages.

No Air-conditioning in the house except for the TV room, the bedrooms have ceiling fans.

This property has wifi. The pool does not have a pool net, and there are no hair dryers.

No toiletries other that toilet paper is supplied.

Arrival & Departure Times

• Check in time: from 2pm
• On arrival there will be someone on the premises to hand over the keys.
• Check out time: latest 10am

House Rules

• Please respect the property, furniture, and communal areas. No furniture may be moved or removed.
• No events or parties or loud music are allowed to be held at this establishment.
• No leaning on the balustrade on the balcony or at the pool.
• There is a breakage deposit of ZAR2500 payable for breakages and/or exceeding the maximum capacity of 10 people. The deposit will be refunded 2 days after check-out.
• Smoking is not permitted inside the property.
• Pets are not allowed
• Loss of keys will be charged ZAR1000.00.
• Guests are fully liable for any visible damage whilst occupying the property.
• It is the guest’s responsibility for the safety of themselves and children.
• Please bring along your own swimming towels – Towels provided in the house are strictly for bath / shower use only
• No Parties or loud noise at all
• Cleaning is included in the rate every day except Sundays and Public holidays.
• Water is scarce in the area – please use water wisely.
• Towels and linen will only be washed for stays longer than 4 nights.
